House Rules
These rules have been created to ensure the long-term enjoyment of our treasured beach house by all:
General:
No pets are allowed – ever.
No illegal substances allowed on the premises.
No smoking inside the house.
Outdoor music must be off by 10:30 pm.
Reservations:
Applying simple math, each Co-Owner (including children) should be able to book stays that include 8 weekends per year excluding Thanksgiving and Easter, which are reserved for the whole family. Going forward, Co-Owners will make reservations on behalf of their children, and a child's weekend counts as one of the eight.
The summer of 2016 will be a transition summer - for those folks who already have summer weekends booked, let's refrain from booking any more summer weekends to give everyone else a chance to book or decline.
Keeping in mind that we all need to share the prime summer months (roughly 15 weekends), beginning in 2017 let's only book one summer stay per family initially until all families have had a chance to book and conflicts have been resolved. Once everyone has had a chance to book or decline, then we can fill in the rest of the calendar.
Reservations open up on December 1st for the following year.
On the topic of holiday weekends (excluding Thanksgiving and Easter), let's rotate them among the owners so that everyone has the chance to enjoy a long weekend every few years. Let's avoid the feeling of anyone "owning" a particular holiday.
In the event that you need to cancel, please do so as soon as possible so that the other owners can be alerted that the house is open.
When booking a stay, please remember that the housekeeper needs to come, so as you evaluate the calendar make sure that there is time for her to clean before the next guests arrive. If not, you are responsible for cleaning the house yourself in the same fashion as the housekeeper - which means changing sheets, washing all laundry, washing all dishes, emptying all trash, cleaning all bathrooms, dusting and vacuuming.
Finally, a family member must be present with guests. (And stays at the house may not be auctioned for charity events.)
Boats and SeaDoos:
Gas must be topped off after use.
They must be washed out before before leaving. If you are not sure what is required, please contact Rick.
Life jackets must be worn by all SeaDoo riders at all times.
Children 12 years and younger must wear life jackets while on the boat.
The boat must always contain one life jacket per occupant.
Boats and SeaDoos must not be taken out into the bay after dark.
Remember - all of Lake Como is a No Wake zone.
Maintenance:
If you find anything not functioning or in need of repair, please let Rick know right away. Any normal maintenance item will be covered by the owners.
If any item is damaged during your stay, please contact Rick immediately. If Rick is not reachable, call Jerry or John (see Owner Contact Info tab). Do not handle yourself! We have preferred contractors, and one of the Greer brothers will help you arrange professional repair. Please note that you will be held responsible for the cost of repairs for any damage during your stay.
The owners will work to ensure that the premises, including the house, garage and refrigerators, are kept in an orderly manner. Please make sure to maintain that order.
If, during your stay, the last of any staples (paper towels, toilet tissue, paper plates, coffee, etc.) is used up, please make sure to replace them before you leave.
Before leaving:
Make sure ALL light switches are set to the black dot.
Table umbrellas must be closed.
All towels must be washed. (It is okay if the last load is left in the dryer.)
Leave $70 cash for the housekeeper, then call Ana Nunez (281-745-3392) and leave a message that the house is ready to be cleaned. If you know when the next guests are arriving, please alert Anna so the house will be cleaned in time (she typically cleans Wednesday or Thursday).
Be sure that all beds are left unmade if sheets need to be washed.
Reset the thermostat for 78° in summer and 60°in winter.
Make sure elevator is in the "up" position.
Leave the key in the back of the right-hand drawer under the veranda.
IMPORTANT: Please always keep in mind that any accidents that occur on the property could result in lawsuits against the owners. Please make sure that you and your guests behave in a safe manner at all times on the property.
